We work with your architect or structural engineer if you already have drawings, and we can recommend local ones if you do not. Where planning permission or building regulations approval is needed we will tell you plainly at the first visit, and we build to the approved drawings with the inspections booked at the right stages.
Footings and drainage are dug, inspected and poured. Blockwork and brickwork go up with the facing brick matched to the existing house. Steels are installed to open the back of the house into the new space. The roof goes on, whether pitched and tiled to match or a warm flat roof with skylights. Windows, doors and bi-folds are fitted, then the inside is first-fixed, plastered, second-fixed and decorated, with the kitchen or bathroom installed where the plan calls for it. Throughout, the site is kept tidy, boards go down to protect what is there, and the working area is fenced off from the rest of the house as far as practical.
Many single-storey rear extensions fall within permitted development, but it depends on size, the type of house and whether it has been extended before. Double-storey and front extensions usually need permission. We will tell you which applies at the first visit and point you to the right route.
A straightforward single-storey rear extension is typically eight to twelve weeks on site. Double-storey extensions take longer, usually twelve to sixteen weeks, depending on the internal work involved.
We source facing bricks to match the existing house as closely as possible and lay them to the same bond and pointing style, so the extension reads as part of the original building.
Yes. Most rear extensions are built to house a new kitchen-diner, and it is simpler and cheaper for one team to run the whole thing rather than handing over half-way.
