What a full refurbishment involves

A full refurbishment is the right answer when a house needs more than decorating: dated wiring, tired plumbing, a layout that no longer works, or a property that has just been bought or inherited and needs bringing up to modern standard in one go. Rather than juggling half a dozen trades yourself, Housewright plans and runs the whole job so the sequence is right, the trades turn up in the right order and nothing gets done twice.

Most of our refurbishments are ordinary Greater Manchester houses: 1930s semis in Middleton and Prestwich, stone terraces in Rochdale and Heywood, Victorian and Edwardian terraces across north Manchester and Oldham. We know what tends to hide behind the plaster in these houses and we price for it honestly rather than discovering it later.

Typically included

• Strip-out and structural work — removing walls, forming openings, steels and props designed and installed properly.
• Re-plan — knocking through for open-plan living, moving kitchens, adding a downstairs WC or utility.
• Rewire and replumb — new consumer unit, sockets and lighting where you actually want them, new heating and hot water where needed.
• Plastering — walls and ceilings made good or re-boarded and skimmed throughout.
• Kitchens and bathrooms — supply and fit, or fit-only if you have already chosen.
• Joinery — doors, skirting, architrave, staircases and built-in storage.
• Flooring and decoration — finished to a standard you can move straight into.

How we run the job

Every refurbishment starts with a free site visit. We walk the house with you, talk through what you want to achieve and what the building will sensibly allow, then put a clear itemised quote in writing. You will see what is included, what is not, and how long it will take. Once the job starts you deal with the same person throughout, the site is kept tidy and protected, and anything unexpected is discussed with you before we act on it.

At the end we walk every room with you, complete the snagging list, and hand over a clean, finished house. That is what "finished" means to us.
